It should be no surprise for me to tell you that property evaluations are crucial in preserving and protecting your investment property.  However despite how important they actually are, evaluations are often times one of the most commonly overlooked steps when renting out a property. This is not only a disservice to you, but to your tenants as well. We here at RPM Leaders preform regular property evaluations both inside and outside of our managed properties , which often leads to saving time and money.

So, what should you be checking when you do a property evaluation?

  2. Appliance condition
  3. Plumbing – Check for noticeable leaks or issues
  4. Screen condition
  5. A/C filter condition
  6. Carpet condition/age
  7. Light bulbs
  8. Water damage in bathroom

Evaluation Tips From the Leading Tampa Property Management Company

When we conduct regular property evaluations, it demonstrates to our tenants that management cares about the property and likewise, the tenants are likely to follow suit. We set up evaluation dates in advance and when advance notice is provided, many tenants will be happy to go through an evaluation as a way to keep their home in good working order.

The first evaluation takes place during move in. Our company prefers to walk through the home with the new tenant, documenting any existing damage and taking pictures to put on file. Any pictures taken during our property evaluations are saved as a record of the property when the tenant moved in.

During regularly scheduled evaluations, our expert Tampa property managers verify lease compliance, check for any new damage to the property, and look for maintenance issues that need attention. We always notify the tenant before you enter the home.

Finally, when a tenant is ready to move out, a final walk through is performed. This is the our final opportunity to walk through the property with the tenant and note the condition it is being left in. Supporting photographs and notes are again taken and recorded in the home owner and tenants  online portal.
