Common Section 8 Inspection Failures

 

Given the challenges that COVID and the CDC declarations are throwing at local Tampa property managers some landlords are turning to section 8 as an added level of security when renting in these uncertain times. Here is our list of our top 5 items to look out for that can cause your rental to fail a section 8 property inspection and potentially fall into abatement.

  1. Cracked tiles. This is one of the most common issues with some landlords being forced to go as far as replacing the entire floor to meet the section 8 requirements. One way to alleviate this is to go through prior to the inspection and using a MagicEZY Tile repair kit. This kit is easy to apply and can save you precious time and money through the S8 approval process
  2. Bifold door hardware. This is another very simple item that if updated prior to renting can save the hassle of broken doors, door tracs, and other deficiencies moving forward.
  3. Quarterly pest control. This will help Tampa landlords ensure that you will be notified at the first notice of termites or other pests. These items will automatically fail an inspection and doing this in a preventative fashion rather than reactionary can save a ton of time and money.
  4. Window Screens. Window screens are required for all section 8 rental. Ensure that your property has them in place prior to a renter applying through the program.
  5. Missing Smoke detectors. Ensure that you have detectors in each bedroom prior to renting. The housing authority requires working detectors in order to pass.

There are several other important items that could lead to potential failures, but we feel as though this is a solid list to start with in order to be proactive and ensure that you pass.
